What Is Rising Damp?
Rising damp occurs when moisture from the ground travels upwards through a wall by capillary action — the same process that draws water up through a sponge. Ground-level moisture is absorbed into the brick, stone, or mortar and rises as high as the wall’s structure allows.
Most homes built after 1875 have a damp proof course (DPC) — a physical barrier built into the wall to block this movement. When the DPC fails, is bridged by raised flower beds or patio slabs, or is simply absent in older properties, rising damp takes hold.

What Is Penetrating Damp?
Penetrating damp occurs when water enters a building from the outside — through external walls, a roof, windows, or failed building fabric. Unlike rising damp, it doesn’t travel upwards from the ground. It moves horizontally or downwards through a defect in the structure.
The source can be anything that allows rainwater in: cracked render, missing mortar, a leaking roof tile, failed window seals, blocked or broken gutters, or a leaking pipe inside a wall cavity. This is why penetrating damp is strongly associated with rainfall — the problem gets dramatically worse in wet weather.
Where penetrating damp appears
- At any height — including ceilings, upper walls, and ground floor (it is not height-restricted)
- On walls facing the prevailing wind or exposed to heavy weather
- Beneath windowsills, around chimney breasts, and below flat roofs

Common Misdiagnoses — and How to Avoid Them
Misidentifying the type of damp is one of the most expensive mistakes homeowners make. A rising damp treatment applied to penetrating damp will fail. A roof repair won’t stop ground salts rising through an unprotected wall. Here are the most common errors we see:
🔍 “It’s probably just condensation”
Condensation forms on cold surfaces and is most common near windows, in corners, and in bathrooms or kitchens. If the damp patch is away from these areas, present year-round, or accompanied by tide marks or salt deposits, it is unlikely to be condensation alone. Condensation typically responds to improved heating and ventilation; structural damp does not.

How to Treat Each Type
Treating Rising Damp
Always confirm the diagnosis with a professional survey before beginning treatment. Applying a DPC injection to a wall affected by penetrating damp will not work.
- Identify and remove any DPC bridge — raised flower beds, patio slabs, or render that rises above the DPC level must be cut back or lowered first
- Install or repair the DPC — for most properties, this means a chemical DPC injection: a silane/siloxane cream is injected into a course of mortar to form a new water-repellent barrier
- Hack off salt-contaminated plaster — the existing plaster must be removed to at least 300mm above the highest damp reading, as it has absorbed ground salts that will cause any new plaster to fail
- Re-plaster with salt-resistant render — a specialist renovation plaster is applied in two coats to isolate the wall from residual moisture and salts
- Replace damaged skirting boards and timber — any timber in prolonged contact with rising damp should be checked and replaced if deteriorated
Treating Penetrating Damp
The golden rule: always fix the external defect first. Treating the internal symptoms without removing the water source will fail within weeks.
- Locate the water entry point — inspect the roof, gutters, downpipes, window seals, pointing, and render on the affected elevation. If necessary, use a hose test to identify where water is getting in
- Carry out external repairs — this might mean replacing broken roof tiles, re-bedding flashing, repointing mortar joints, clearing and rehanging gutters, or repairing cracked render
- Allow the wall to dry fully — this typically takes 4–8 weeks after the external repair, depending on the thickness of the wall and the extent of saturation
- Treat internal mould or staining — once dry, any mould is treated and internal redecoration can proceed
- In basements: apply waterproof tanking — if penetrating damp is affecting a basement, a cavity drain membrane or tanking slurry may be required in addition to external repairs
