Dependent on your instructions and requirements the survey will vary. A pre-purchase damp and timber survey will always be limited by fixed articles, tiles, laminate flooring or dry lining but typically its contents will include:

  • Inspection for Rising Damp and Penetrating Damp.
  • Inspect the wooden floors for rot and beetle infestation.
  • Visual inspection of the roof coverings and rainwater goods.
  • Inspect the property for signs of any condensation related issues.
  • Assess the existing ventilation strategy in the property, such as checking the right type fans are fitted.
  • General condition of the building.

The most crucial component of any damp and timber survey is whether access is possible within the home; surveys are usually limited by things like dry lining, laminate floor coverings, carpets, kitchen units, and furniture, among other things.

We do, however, employ a variety of surveying tools such as small cameras, endoscopes, ladders, dual mode moisture meters, and even mirrors to observe as much of a property as possible during a survey.

A condensation mold survey involves a thorough, non-invasive inspection of a property to detect and evaluate condensation, dampness, and mold issues:

Exterior Inspection
The surveyor examines the property’s exterior for defects that could lead to damp problems, such as faulty rainwater systems or elevated ground levels.

Interior Inspection
The surveyor inspects accessible internal walls and chimneys, checking for signs of dampness, leaks, or condensation.

Equipment
The surveyor uses specialised tools, including a thermal imaging camera, moisture meter, and electrical conductivity meter.

Readings
Measurements are taken to assess indoor conditions like humidity, temperature, and dew point.

Report
Based on the findings, the surveyor prepares a detailed report that includes photographic evidence and recommended solutions.
